Approved & In-Progress Residential Projects in Eau Claire
new apartment builds have been making progress on just about every side of town

You’ve likely heard that Eau Claire is one of few Wisconsin counties expected to grow over the next several years – and decades, at that – and with that positive population growth comes the need for more housing. And, while the sky has often seemed perpetually filled with construction cranes somewhere in town, that could be slowing down in the not-too-far-off future (at least according to NAI Commonweal's recent market overview report).
Still, there are a number of projects in the pipeline and surely a few more on the way that we just don't know of yet. With that in mind, here are several in-progress and/or approved apartment projects in the Eau Claire area. (We even mapped them out with less over-stimulating pins and graphics than Google. You're welcome.)


SCS Eau Claire
Off Hwy 12, Kane Rd./TT
SCS Eau Claire completed the first phase of its huge, 130-acre redevelopment project – a number of its apartments, twin- and single-family homes have been home to residents for a couple years – with phases two and three yet to move further along or begin. Once complete, SCS Eau Claire will have over 500 units, walking trails and several pickleball courts.

Cannery Square
2016 N. Oxford Ave.
Part of the major redevelopment of the Cannery District, Cannery Square is made up of two buildings – totaling 260 luxury apartments – and is steadily nearing completion. The 4.9-acre land parcel will also include commercial space with apartment amenities including sun decks, a coffee bar, golf simulator and more. There are over a dozen units listed online now with spring move-in dates.

Alto Station
325 Main St.
Eau Claire celebrated the opening of its new, long-awaited transit center in 2025, and will see the opening of the Alto Station community – right on top of the center – in April. Alto Station features a total 90 units, ranging from studio to two-bedroom apartments, and will include a fitness center, a "rooftop terrace" and more upon its opening.

The Washington
1930 Cleveland Ave.
This Shawtown development – currently under construction; click here to learn additional context and info – will result in roughly 200 apartment units, retail space, rental storage space and 275 parking spots. After being at a standstill since around November 2024, construction efforts started up again in January this year. According to Royal Construction, at least one of the three buildings should be complete in the next year.

Gateway West
Corner of E. Hamilton Ave. & Gateway Dr.
Located on the south side of Eau Claire, these apartments are part of Holstein Property Management's local communities. These units are not yet complete; the development will result in a total 40 units across five buildings. Other, finished apartment buildings already in the community feature one- to three-bedroom units with assigned parking (lot spaces, garage).

Paragon
Near I-94, west of Hwy 53
One of Eau Claire's largest in-progress apartments projects, Paragon broke ground in 2024 and will feature 305 upscale apartments (studio to three-bedroom units), an outdoor "resort-style pool," fitness center and space, on-site dog park and more upon completion. Paragon is now leasing and plans to welcome its first residents in April.

The Sevens
Near I-94, west of Highway 53
The Sevens apartment complex is part of an ambitious $120 million project from Altoona-based Hoeft Builders (the local company is also part of the Paragon project). The Sevens was approved in 2025 and will result in 305 units across five apartment buildings, across from the new Class A business park also part of the project. The overall development will certainly take several years to complete with the apartments slated for its second phase.
