Updates on 10 Residential Developments in Eau Claire
it's true: a lot of new apartment and residential builds have been making progress on just about every side of town

You’ve likely heard that Eau Claire is one of few Wisconsin counties expected to grow over the next several years – and decades, at that – and with that positive population growth comes the need for more housing. Luckily, the sky seems to be perpetually filled with construction cranes somewhere in town, and that is not going to slow down any time soon if this development roundup is any indication.
Other recently completed and approved projects (commercial and residential) can be viewed on the City of Eau Claire Economic Development website, but here’s the latest on 10 new apartment living projects (the previously approved Mount Washington Apartments and Cannery West Apartments projects both fell through).

Cannery Square
2016 N. Oxford Ave.
Part of the major Cannery District redevelopment currently underway, Cannery Square – spearheaded by Duluth-based P&R Companies – will result in two buildings with 260 units including studio to two-bedroom apartments and a wide range of luxury amenities.

Cannery Crossing Townhomes
2300 1st St.
Also part of the Cannery District redevelopment, Grip Development is currently about halfway done with what will be 20 three-story twin homes. Each is a three-bedroom unit with a garage and balcony.

Maxon Street
205 Maxon St.
Across the street from The Brewing Projekt and near the newer "The Current" apartments, this six-plex apartment building is shooting to begin construction in April. Each unit will be a two-bedroom with a balcony.

Former Fleet Feet Building
402 Water St.
The historic Fleet Feet building was demolished in the fall of 2023 and made way for a nearly-complete mixed-use building, now featuring two commercial spaces and six four-bedroom apartments.

Peter Park
4600 London Rd.
Rocket Construction has steadily made progress on Peter Park – a cluster of four, 12-plex apartment buildings – since its groundbreaking in 2023. Peter Park will result in a total of 76 units.

Cypress Street Townhomes

This project proposed five buildings for a total of 36 units across five low-rise duplexes, as well as garage stalls. While this development proposal was approved over a year ago, the City of Eau Claire Economic Development Division said there's been no progress and no permit requests since.

Paragon
Near I-94, west of Highway 53
This large apartment complex broke ground last fall on the south side. Paragon will feature 305 apartments, including studio to three-bedroom units, an outdoor pool, on-site dog park, and more.

The Sevens
Near I-94, west of Highway 53
The Sevens apartment complex – five buildings totaling 305 units – is part of an ambitious $120 million project from Altoona-based Hoeft Builders. The first phase of the project will see a Class A business park come to life and, potentially, a pedestrian bridge crossing I-94 into the Oakwood Hills neighborhood. The redevelopment will certainly take several years to complete with the apartments coming in the second phase.

Timber Bluffs
Near I-94, west of Highway 53
Wurzer Builders is currently redeveloping a roughly 8.6-acre site into eight multi-family buildings, each with eight units. The new south side neighborhood will include twin- and single-family homes, condos (pictured), walking trails, and more alongside the Timber Trail apartments.

SCS Eau Claire
Near Highway 12, Kane Rd./TT
SCS Eau Claire has already completed the first phase of its huge 130-plus acre redevelopment project. The new development will, in total, result in over 500 apartments, twin-, and single-family units. Now in its second phase, the eventual third phase will also create pickleball courts, walking trails, and more.
