Morgan Franks • Union Home Mortgage
How local lender Morgan Franks scaled the new-to-Eau Claire branch under age 30.

If there’s one rule local loan officer Morgan Franks lives by, it’s that success remains a team effort.
She’s brought Union Home Mortgage to the city she calls home, thanks to genuine relationships with local real estate agents.
Morgan’s journey under the age of 30 — from marketing analytics to building the local mortgage branch — has been defined by a series of strategic pivots and a willingness to take risks.
Morgan grew up in a small town outside of Eau Claire and graduated from the University of Wisconsin-Eau Claire in the spring of 2021 with a degree in marketing analytics and a minor in management.

Post graduation, she found herself as the director of operations at a local real estate company. It was here she realized the value of collaboration with industry pros — rather than competing against them. As fate would have it, this is where her vocation in mortgage lending took flight.
“I knew I wanted to stay in real estate. I wanted to work with all these people that I formed relationships with,” Morgan said. “I knew that if I was going to take a bet on myself — now was the time to do it.”
For two years, she worked entirely alone as the sole Union Home Mortgage representative in Eau Claire, raising awareness of the brand’s identity from scratch on a commission structure.
“Most of my business comes from real estate referrals,” Morgan said. “It’s my responsibility to build relationships with real estate agents so they trust me to send clients my way.”
In this time, she successfully built connections with area real estate agents — doubling, tripling, and quadrupling her production numbers year over year. This success, combined with Union Home Mortgage’s acquisition of another local lender, culminated in the opening of a physical storefront on Brackett Avenue in September of last year.
The Eau Claire mortgage lender has now expanded her team to include a full time in-office mortgage relationship manager who is dedicated to help grow the business, and create a world class experience for clients and referral partners.
The branch offers conventional, FHA, USDA, and VA loans for locals in search of that forever home. No matter the client background, Morgan and her team offers down payment assistance programs and helps buyers tap into local grants for down payments.
Union Home Mortgage also offers specialized, “non-Qualified Mortgage Loans,” including bank statement loans, profit and loss statement loans, and DSCR loans.
Morgan truly shines when guiding first-time home buyers. As a young professional who purchased her first home just a few years ago, she deeply resonates with this demographic and their unique needs.
“My bread and butter is first-time home buyers,” Morgan said. “I get to hear about them just graduating from college or they just got married and they’re having their first baby and they need a bigger house.”
One by one, Morgan sits down with clients to learn more about these personal goals and walk them through completely customized financial plans to make them happen.
“I like to really learn everyone’s story,” she continued. “Those are the things that I get so excited about.”
Rather than treating mortgage lending as a purely transactional, numbers-based process, Morgan uses in-person meetings to establish trust and build lasting relationships.
As each milestone is reached, Morgan highlights the real families served by sharing heartwarming success stories across her social media channels.
“I just want to be genuine and authentic,” Morgan said. “If people feel like they can trust me on social media, then imagine how much they’re going to trust me when I can get them in person.”
These platforms also allow for clients to keep up with their local lenders outside of the nine to five workweek.
From active involvement in groups like the Chippewa Valley Home Builders Association to taking home the Grand Champion trophy at Eau Claire’s Dancing with the Stars (shout out to Matt Wickham with Union Home Mortgage on the outstanding performances!), Morgan and her team proudly celebrate these shared milestones alongside the neighbors they serve.
It’s no wonder she’s received consecutive Top Mortgage Lender awards in Volume One’s Best Of the Chippewa Valley Reader Poll.
“This community pours into our cup and we have to pour back into their cup as well,” Morgan said.
It goes to show, lasting connections with area real estate agents, home buyers and the broader Chippewa Valley community drive Union Home Mortgage’s growth as its local branch reaches new heights.
